We find out what failed, then tell you whether repair or replacement is the better buy. The answer depends on age, the fault and what a repair would cost. You get the price first, and you decide.
What we check first
Whether the tank is leaking decides most of the rest. A wet floor under a tank often means the tank itself has failed.
If it is dry, we look at the controls, heating parts and valves. Those are often repairable.
Whether the unit is gas or electric changes what we test. We ask before we arrive.
Read the label
The data label usually has a serial number that shows when the tank was made. Take a photo and tell us on the call.
Age is the best guide to repair or replace. A young tank with a worn part is worth fixing.
An old tank with a new fault is a closer call. We lay out both costs side by side.
Why mornings are worse
Incoming water is coldest in winter. A tank has more to heat, so a weak element or burner shows itself first.
Cold winters make this common. A tank that coped in July may not in January.
Safety signals
A relief valve that drips or discharges needs attention. So does a hissing or popping tank.
Do not cap the valve. It exists to release pressure safely.
Repair costs
Price depends on the part, how easy it is to reach and tank age. A replacement adds the unit, removal and fittings.
We state the figure in plain terms before we start. You can ask us to price both routes.
Questions we get asked
What are the signs that a tank is worth repairing?
A dry floor, a tank under roughly a decade old and a clear fault, like a failed thermostat or heating part. These are usually repair territory. Water leaking from the tank body is not. We tell you which case you have.
The relief valve keeps dripping. Is that the tank dying?
Not necessarily. The valve may be worn, or pressure and temperature may be running high. Either way it needs attention soon. Do not plug it. We check the valve, the settings and the tank, then explain the fix.
How do I read my tank's age?
Look for the data plate on the side. The serial number often contains a month and year code, though layouts vary. Take a photo and read us the numbers when you call. We will decode it with you.
What does the anode rod do, and does it matter?
It is a rod inside the tank that corrodes first, so the tank lasts longer. When it is used up, the steel starts to go. Checking it can extend life on a sound tank. On an old one it may not pay.
Why does my tank struggle in winter?
Water arriving from outside is colder, so the tank works harder to bring it up. A weak element or burner may cope in summer and fail in January. Showers run out sooner. A check usually finds the weak part.
I am buying a house and do not know how old the tank is. What should I check?
Photograph the data label, look for rust at the base and fittings, and ask the seller for the install date. We can look at the tank and tell you its condition. Do not assume a tank that works is young.
What should a written price for a tank job cover?
The unit or the part, labour, fittings and removal of the old tank. It should say what is excluded. We go through it with you before we start, and you can ask for a repair price next to a replacement price.
